What is inspected in the home?

A Certified Home Inspection is a comprehensive evaluation of the property's condition, focusing on essential aspects of the home's structure, systems, and components. This in-depth process ensures that you are fully informed before buying or selling a property.

Structural Aspects

The structural integrity of your home is foundational to its safety and longevity. During the inspection, the following components are carefully evaluated:

  • Walls: Inspect interior and exterior walls for cracks, settling, or water damage.

  • Ceilings & Floors: Check for sagging, cracks, or structural issues that could impact home stability.

  • Roof: Evaluate roof structure, materials, and signs of wear or damage.

  • Foundation: Examine the foundation for settling, cracks, or shifting that could lead to serious structural problems.

Systems and Components

Your home’s systems and components are integral to its functionality and comfort. A thorough inspection includes the following:

  • Water Heaters: Check for signs of leaks, efficiency, and overall condition.

  • Air Conditioning: The HVAC system’s operation is tested to ensure proper heating and cooling, along with checking for safety and efficiency.

Electrical Items

Electrical safety is one of the most important aspects of a home inspection. During the inspection, the following electrical components are evaluated:

  • Main Panel & Circuit Breakers: Inspected for proper function and safety and check for overloading, corrosion, or outdated systems.

  • Types of Wiring & Grounding: Assess wiring throughout the home to ensure it is up to code and grounded correctly, reducing the risk of electrical hazards.

  • Exhaust Fans & Receptacles: Checked for functionality and proper installation, ensuring adequate ventilation and safe electrical access.

  • Ceiling Fans & Light Fixtures: Inspected for secure installation and proper operation.

Appliances

A home’s appliances contribute significantly to its overall functionality and convenience. Our inspection includes the following:

  • Refrigerator, Washer, Dryer, Dishwasher: Checked for functionality and any signs of wear or potential breakdowns.

  • Range & Oven: Verified as working correctly and checked for gas leaks and electrical issues.

  • Built-in Microwaves & Garbage Disposals: Verified  as safely installed and in good working order.

Plumbing

Plumbing is a critical system that requires attention to ensure water flows properly and safely throughout the home. The following plumbing elements are inspected:

  • Pipe Materials & Condition: Identify materials used for potable water, drainage, waste, and vent pipes, and checking for any signs of corrosion or damage.

  • Toilets, Showers, Sinks, Faucets, & Traps: Test the operation of toilets, faucets, sinks, and showerheads, checking for leaks, water pressure issues, and signs of wear.

  • Drainage & Waste Lines: Ensure proper drainage and confirming there are no blockages that could lead to flooding or plumbing failures.

Please note that sewer inspections are not part of the standard home inspection but can be arranged separately if needed.

Exterior Features

The exterior of your home is its first line of defense against the elements. A detailed inspection of the following features is included:

  • Wall Coverings & Landscaping: Check exterior walls for damage, siding condition, and signs of moisture intrusion, and evaluate landscaping for proper grading and drainage.

  • Elevation & Drainage: Assess drainage around the home to ensure ground slopes away from the foundation and identify any pooling issues that could cause damage.

  • Driveways, Fences, Sidewalks, & Walkways: Inspect for cracks, uneven surfaces, or hazards that may create safety concerns.

  • Doors, Windows, Lights, & Exterior Receptacles: Inspect the functionality and condition of doors, windows, seals, and frames, and assess exterior lighting and receptacles for safety and proper operation.

Roof and Attic

The roof and attic are essential areas to evaluate for longevity and protection from the elements. We inspect the following:

  • Roof Framing & Construction: Assess the roof’s structural elements and materials to ensure they are in good condition and capable of withstanding weather conditions.

  • Ventilation & Flashing: Ensure proper ventilation to prevent moisture buildup and maintain a healthy attic environment, and check flashing and gutters for effectiveness in directing water away from the roof and foundation.

Please note that a roof certification or a guarantee of the roof's condition is not included in the inspection, as this would require a specialized evaluation.

Garage

The garage is often a neglected part of a home inspection, but it plays a critical role in safety and functionality. We inspect the following:

  • Garage Slab & Foundation: Check for cracks or signs of settling that could affect the integrity of the slab.

  • Walls, Ceiling, and Vents: Ensure there are no structural issues, water damage, or ventilation concerns.

  • Garage Door & Openers: Test the door’s operation, including automatic openers and safety features, for proper function.

  • Lights, Receptacles, Windows & Roof: Assess the garage for sufficient lighting, electrical outlets, and the condition of windows and the roof to ensure a safe, usable space.
